Every fee, set out in full
YEN LOANS charges the following fees on the All Japan Tracker, in addition to interest. Two are due when you apply; the remainder are settled at completion and are deducted from the loan proceeds you receive at settlement, so there is nothing further to pay on the day. All amounts are quoted including Japanese consumption tax where marked. These are the fees you pay YEN LOANS; the other costs of buying in Japan are noted at the foot of the page.

Prepayment
Prepayment penalties taper to zero
You may repay early. A penalty applies only if you prepay more than 10% of the outstanding balance within a twelve-month period, and only during the first three years — charged on the amount above that 10% threshold.

- Partial prepayments of up to 10% of the outstanding balance in any twelve-month period are allowed without penalty, subject to a minimum partial prepayment of ¥500,000.
- From the 37th month onwards there is no prepayment penalty, whatever the amount.

Other costs to budget for
The fees above are what you pay YEN LOANS. Separately — and whoever finances the purchase — every buyer of Japanese property meets the standard costs of buying and owning it. These are set by law or by others, not by us; the standard rates are below so you can budget from the outset. Together, the one-off costs typically come to around 6–8% of the price.

The property taxes are charged on the municipal assessed value (固定資産税評価額) — generally 60–70% of the price you pay, not the price itself — so these rates translate to a smaller yen amount. Rates are current for 2026; reliefs apply and some are time-limited. This is not tax advice — your agent and a qualified Japanese tax adviser confirm the figures for your own case.

Fees are indicative and confirmed in your offer documents. Amounts deducted at settlement reduce the net proceeds you receive; they are not additional cash payable on the day. All lending is subject to credit assessment and security review under the Money Lending Business Act (MLBA). The standard rates shown under “Other costs” are set by law or by third parties, are not received by YEN LOANS, and are given for general guidance only.
